What is The Marlstone?
The Marlstone is a sophisticated residential rental property on the northeast corner of Duke and Albemarle Streets in Downtown Halifax. Forward-thinking with a nod to our beloved Nova Scotian landscape, you’ll feel right at home at The Marlstone.
Where did the name “The Marlstone” come from?
In Latin, Alba Marle means “White Marl” or “Marl Stone”. This stone, found near fresh and salt water, represents a strong foundation for community and the changing landscape of downtown Halifax.
How many suites will be available? What kind of suites will be available?
The Marlstone will feature 291 thoughtfully designed suites that will balance modern technology and sustainable design. Suites will include a mix of studio, one-bedroom, one-bedroom plus den, two-bedroom, and two-bedroom plus den.
What kind of amenities will The Marlstone offer?
The Marlstone’s amenity spaces adapt to the unique needs and lifestyles of our residents. The Marlstone will include a fitness and yoga centre, music room, co-working space, party room, games room, pet spa, and more. It will also feature exterior amenity spaces, including rooftop patios, community garden, and space for your pets. Importantly, The Marlstone will also have a direct indoor connection to Scotia Square and all that property offers, including diverse food options at The Mix Food Court, pharmacy, banking, retail, liquor store, medical clinic, and much more.
How will this development benefit the community?
The Marlstone will add to the existing energy and sense of community in the neighbourhood. Designed with sustainability and accessibility in mind, The Marlstone will be RHFAC (Rick Hansen Foundation Accessibility Certified). We are targeting LEED Gold Standards and will be operational net zero ready.
How was the public consulted for the planning of this development?
While we were not required to complete public engagement for this project, we have reviewed the robust public engagement that was carried out as part of the development of Halifax’s Centre Plan, which aims to grow complete communities, human-scaled design, and increased access to services and amenities to Halifax. The Marlstone complies with all aspects of the Centre Plan, including recommendations resulting from the valuable public engagement that informed it.
How long will construction take and when is it scheduled to be complete?
Construction began in June 2023 and is estimated to be complete in 2026.
How will construction affect residents living close to the development and what is the plan to minimize the impact?
All work will take place during hours outlined in the HRM-approved Construction Management Plan. On occasion, some work may occur outside these hours. We will provide advance notice where possible.
How will construction impact transportation in the area, including for pedestrians, vehicles, and public transport?
There will be limited impact on traffic in the area. We have developed a traffic management plan, and street closures will be kept to an absolute minimum throughout the project, to the best of our abilities.
Will construction pose an issue for people who park downtown at the Scotia Square parkade?

Will the development include parking?
Yes, The Marlstone will include underground private parking stalls available for rent to our residents, and will also include access to a bicycle storage area and electric vehicle charging stations.
